Purpose of the Role:-

The Lead – Leasing & Warehousing will be responsible for driving leasing growth, optimizing warehouse occupancy, and supporting investment decisions across existing and prospective warehousing assets. The role focuses on end-to-end leasing management, commercial evaluation, client onboarding, contract execution, warehouse readiness, and customer relationship management. The incumbent will play a critical role in maximizing asset utilization, enhancing customer experience, and aligning warehousing operations with business growth objectives

Key Responsibilities

Leasing & Business Development

Drive end-to-end leasing transactions, including lead generation, negotiations, LOI finalization, term sheet preparation, and execution of lease agreements. Collaborate with legal, finance, and operational teams to ensure timely closure of leasing opportunities. Support occupancy enhancement initiatives and maximize revenue realization across warehousing assets. Identify and develop relationships with prospective clients across diversified industry segments.

Investment Analysis & Commercial Evaluation

Evaluate new warehousing and leasing opportunities through financial modeling, IRR calculations, feasibility assessments, and business case preparation. Support investment decision-making by conducting techno-commercial evaluations and market viability studies. Monitor and analyze project financial performance against planned investment objectives.

Client Onboarding & Relationship Management

Ensure seamless transition of customers from the leasing phase to warehouse operations through structured onboarding and handover processes. Act as a key point of contact for customers to address operational and commercial concerns. Drive superior customer experience through proactive engagement, issue resolution, and service excellence.

Market Intelligence & Business Insights

Track market trends, warehousing demand-supply dynamics, rental benchmarks, and competitor activities. Generate actionable market intelligence to support pricing strategies, leasing decisions, and business expansion initiatives. Strengthen direct customer engagement to understand evolving market requirements and identify growth opportunities.

Budgeting & Cost Management

Support annual budgeting exercises, leasing forecasts, and capital expenditure planning. Monitor leasing-related expenditures and ensure adherence to approved budgets. Contribute to cost optimization initiatives while maintaining operational effectiveness.

Contract & Compliance Management

Coordinate preparation, review, and execution of lease-related documentation. Ensure compliance with approved commercial terms, organizational policies, and regulatory requirements. Maintain contract records and monitor key lease obligations and milestones.

Performance Monitoring & Reporting

Develop and maintain dashboards to track leasing pipeline, occupancy levels, warehouse utilization, revenue performance, and turnaround timelines. Generate periodic management reports and present insights to business leadership for decision-making. Leverage CRM systems and digital tools to improve pipeline visibility and reporting accuracy.

Digital Transformation & Innovation

Drive adoption of digital platforms and automation tools across leasing and warehousing processes. Stay updated on emerging technologies, digital solutions, and AI-driven capabilities to improve business efficiency and competitiveness. Identify opportunities for process improvements through data analytics and technology enablement.

People Leadership

Foster a culture of collaboration, accountability, safety, and continuous improvement. Mentor and guide team members to enhance capabilities and professional growth. Build high-performing teams focused on achieving business and customer-centric objectives.

Key Stakeholders

Internal Stakeholders: Business Head – Agri Logistics & Warehousing, Head – Warehousing, Functional Heads and Cross-Functional Teams, Operations, Finance, Legal, Projects, and Commercial Teams, Direct and Indirect Reportees. External Stakeholders: Customers across diverse industry sectors, Government and Regulatory Authorities, Industry Associations, Trade Bodies, and Federations, Consultants, Channel Partners, and Service Providers, Market Competitors and Industry Networks.

Educational Qualifications

Full-time Graduate from a recognized institution. MBA / PGDM in Business Administration, Finance, Logistics, Supply Chain Management, or related discipline preferred.

Experience

7–12 years of relevant experience in Leasing, Warehousing, Industrial/Logistics Real Estate, Business Development, and Investment Analysis. Proven track record in leasing closures, commercial negotiations, client relationship management, and warehousing
