Primary Objectives
- Support the Senior Vice President (SVP), Commercialisation in driving the Commercialisation function under the Chief Strategy Officer (CSO).
- Lead the execution of commercial transactions across the investment lifecycle, including opportunity evaluation, commercial structuring, negotiation and transaction execution.
- Identify and develop commercialisation opportunities that contribute to TRXC's growth strategy, revenue generation and TRX 2.0 aspirations.
- Build strategic relationships with investors, developers, operators, tenants and key ecosystem partners to support successful commercial outcomes.
- Ensure commercial transactions are executed in accordance with TRXC's Investment Policies Framework, governance requirements and approved investment parameters.
Key Responsibilities
Commercial Opportunity Development
- Identify and evaluate commercial opportunities involving development plots, and strategic initiatives.
- Conduct market research and competitive analysis to identify emerging trends and investment opportunities.
- Build and maintain a healthy pipeline of commercial opportunities aligned with TRXC's strategic priorities.
- Support and manage investor sourcing, tenant engagement and strategic partnership initiatives.
Commercial Evaluation and Business Case Development
- Lead financial analysis, feasibility studies, commercial and risk assessments for proposed transactions.
- Develop financial models and business cases to support investment decisions.
- Carry out due diligence activities with internal and external stakeholders.
- Prepare investment papers, Board papers and Management Committee submissions.
Transaction Structuring and Execution
- Lead negotiations on commercial terms for joint ventures, leases, land transactions and strategic partnerships.
- Coordinate the preparation, review and execution of Heads of Terms, LOIs, Joint Venture Agreements, Sale and Purchase Agreements, Lease Agreements and related transaction documents.
- Work closely with Legal, Corporate Finance, Risk, Integrity & Compliance, Master Development, Plot Development, District Management and other internal stakeholders to ensure timely transaction completions.
- Monitor transaction progress and proactively resolve commercial issues.
Stakeholder and Relationship Management
- Develop and maintain strong relationships with investors, developers, financial institutions, consultants, tenants and government agencies.
- Represent TRXC during commercial discussions, negotiations and industry engagements.
- Coordinate with Marketing & Communications on investor engagement and commercial promotion activities.
- Ensure continuity of stakeholder engagement throughout the transaction lifecycle.
Governance and Risk Management
- Ensure all commercial activities comply with TRXC's governance framework, policies and delegated authorities.
- Identify commercial risks and recommend mitigation strategies.
- Ensure proper documentation and record management throughout the transaction process.
Leadership and Team Development
- Supervise and coach Commercialisation team members.
- Allocate work, monitor deliverables and ensure quality outputs.
- Develop team capabilities in commercial analysis, financial modelling, negotiation and transaction management.
- Foster collaboration across departments to deliver successful commercial outcomes.
Requirements
Education
- Bachelor's Degree in Real Estate, Finance, Business Administration, Economics or related discipline.
- MBA or relevant postgraduate qualification is an added advantage.
Experience
- Minimum 8–10 years of relevant experience in commercial real estate, business development, investment management, property development or transaction advisory.
- Demonstrated experience in executing commercial transactions and negotiating commercial agreements.
- Experience in financial modelling, feasibility analysis and investment evaluation.
- Exposure to large-scale mixed-use developments or integrated developments would be advantage.
