Senior Director – Real Estate Development
Position Overview
The Senior Director – Real Estate Development is responsible for leading and managing multiple real estate development projects from concept initiation through completion and handover, ensuring successful delivery across all phases including design, approvals, infrastructure, construction, marketing, and sales.
The role requires strong leadership in managing multidisciplinary teams, consultants, contractors, stakeholders, and partners to deliver high-quality real estate projects on time, within budget, and aligned with the company’s strategic objectives.
Key Responsibilities
1. Development Strategy & Project Leadership
- Lead the full lifecycle of multiple real estate development projects from feasibility stage to completion and commercialization.
- Define project development strategies, execution plans, budgets, schedules, and delivery milestones.
- Provide executive oversight and direction to project teams throughout all development phases.
- Ensure projects meet business objectives, quality standards, and market requirements.
2. Design & Pre-Development Management
- Oversee master planning, architectural design, engineering design, and technical development processes.
- Manage design consultants, architects, engineers, and specialist advisors.
- Review and approve design concepts, value engineering initiatives, and technical solutions.
- Ensure designs align with market demand, regulatory requirements, and investment objectives.
- Manage design development through construction documentation and execution readiness.
3. Infrastructure & Construction Management
- Lead infrastructure development including:
- Roads and access networks
- Utilities and services
- Landscaping and external works
- Site preparation and enabling works
- Oversee superstructure construction activities including:
- Residential, commercial, hospitality, or mixed-use developments
- Structural works
- MEP systems
- Finishing and final delivery
- Ensure contractors deliver according to approved scope, budget, quality, and schedule.
- Monitor project risks, issues, and mitigation plans.
4. Project Controls & Financial Management
- Manage development budgets, cost plans, and financial performance.
- Review project forecasts, cash flow requirements, and cost optimization opportunities.
- Ensure effective procurement strategies and contract management.
- Report project status, risks, and performance metrics to executive leadership.
5. Stakeholder & Team Management
- Lead cross-functional teams including development, design, construction, finance, legal, procurement, marketing, and sales.
- Manage relationships with government authorities, investors, consultants, contractors, and strategic partners.
- Ensure effective communication and coordination between all project stakeholders.
6. Marketing & Sales Integration
- Work closely with marketing and sales teams to develop project positioning, pricing strategies, and go-to-market plans.
- Ensure project design and product offerings align with customer expectations and market trends.
- Support sales strategy through market intelligence, product differentiation, and delivery commitments.
- Coordinate launch activities, sales milestones, and customer experience objectives.
7. Quality, Risk & Compliance
- Ensure compliance with all applicable regulations, permits, and development standards.
- Implement quality assurance and quality control processes.
- Identify development risks and establish mitigation strategies.
- Ensure projects achieve required sustainability, safety, and operational standards.
Qualifications & Experience
- Bachelor’s degree in Real Estate Development, Civil Engineering, Architecture, Construction Management, Business Administration, or related field.
- Master’s degree or professional certification is preferred.
- Experience in real estate development, with significant leadership responsibility.
- Proven track record delivering large-scale residential, commercial, mixed-use, or master-planned developments.
- Experience managing projects from design inception through infrastructure, superstructure, completion, marketing, and sales.
- Strong knowledge of development processes, construction methodologies, project finance, and market positioning.
- Experience managing consultants, contractors, and multidisciplinary teams.
