Role Overview
The General Manager – Investment Analysis is responsible for leading the investment analysis function for a commercial real estate portfolio, providing strategic direction for investment evaluation, financial planning, portfolio optimization, and capital allocation. The role oversees financial underwriting, market intelligence, feasibility analysis, and investment governance to support executive decision-making and maximize long-term shareholder value.
As a senior leader, the General Manager partners with executive management to develop investment strategies, evaluate complex development and acquisition opportunities, optimize portfolio performance, and ensure disciplined investment decisions aligned with the organization's strategic objectives.
Key Responsibilities:
1. Investment Strategy & Capital Allocation
- Lead the investment analysis strategy for commercial real estate developments, acquisitions, and strategic investments.
- Develop investment frameworks, underwriting standards, and financial governance across the portfolio.
- Evaluate major investment opportunities and recommend optimal capital allocation strategies.
- Provide strategic advice on acquisitions, joint ventures, partnerships, and asset repositioning initiatives.
- Ensure investment decisions align with corporate growth, profitability, and risk objectives.
2. Financial Analysis & Investment Evaluation
- Oversee complex financial modeling, valuation, and investment underwriting activities.
- Review and approve feasibility studies, discounted cash flow models, and financial assumptions.
- Evaluate investment performance using IRR, NPV, ROI, EBITDA, cash-on-cash return, and other financial metrics.
- Assess funding requirements, capital structures, financing alternatives, and investment risks.
- Establish financial evaluation methodologies and investment approval criteria.
3. Portfolio Strategy & Performance Management
- Direct portfolio performance analysis across commercial assets and development projects.
- Monitor financial performance against approved investment cases and business plans.
- Identify opportunities to enhance portfolio value, improve returns, and optimize asset performance.
- Recommend portfolio restructuring, acquisitions, disposals, or redevelopment initiatives.
- Develop executive dashboards and investment performance reports for senior leadership.
4. Market Intelligence & Strategic Research
- Lead market research and commercial intelligence initiatives to identify emerging investment opportunities.
- Analyze macroeconomic trends, capital markets, demographic shifts, and sector performance.
- Assess market demand, pricing dynamics, occupancy trends, rental growth, and competitive positioning.
- Provide strategic recommendations on new markets, asset classes, and investment priorities.
- Support long-term business planning through data-driven market insights.
5. Transaction Leadership & Investment Governance
- Lead financial due diligence for acquisitions, developments, partnerships, and strategic transactions.
- Oversee investment committee submissions and executive presentations.
- Coordinate with legal, finance, development, asset management, leasing, and external advisors throughout transaction processes.
- Review transaction structures, commercial terms, development budgets, and financial risks.
- Ensure compliance with internal investment policies and governance standards.
6. Leadership & Organizational Development
- Lead and develop the Investment Analysis department, establishing high-performance standards and best practices.
- Mentor senior managers, investment managers, analysts, and financial specialists.
- Foster collaboration across development, finance, commercial, leasing, investment, and executive leadership teams.
- Drive continuous improvement in investment processes, analytical capabilities, and reporting systems.
- Represent the department in executive committees and strategic planning initiatives.
Qualifications & Experience:
- Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or a related discipline.
- MBA, CFA, CAIA, or other relevant professional certification is highly preferred.
- Experience in commercial real estate investment, corporate finance, private equity, investment banking, or real estate development.
- Experience in senior leadership or executive management roles.
- Extensive experience leading investment evaluation for large-scale commercial and mixed-use developments.
- Strong expertise in real estate valuation, financial modeling, capital allocation, portfolio strategy, and investment governance.
- Demonstrated experience presenting investment recommendations to executive leadership, boards, or investment committees.
